JCA were appointed as the mechanical and public health contractor, for a private client, on a £60M high end residential refit project at Queens Anne’s Gate, St James’s Park, London. One of the largest independent residencies in London comprising of a 60,000Sqft Edwardian building with 10 floors, including 2 plantroom floors. The occupied space consisted of 24 bedrooms with en-suite bathrooms, various dining and living areas and fully catered kitchen and staff quarters.

The services were very complexed with much co-ordination between the services and architectural elements, for which JCA were appointed as the lead co-ordinator.

The building was fully air conditioned and consisted of a ground source VRV heat pump system fed via an open loop borehole and heat exchangers. JCA identified that the pumping limits for the borehole on the initial ‘third party’ design would be exceeded, thus an alternative JCA design was accepted to resolve this issue. A primary underfloor heating system was installed with the VRV air conditioning system operating as secondary back up. The ventilation system consisted of primary AHU’s, located in the sub-basement with a ductwork distribution across the building. With the extremely high specification finishes, co-ordination of the grilles and diffusers was essential to ensure the system operated as design but met the Architectural requirements. The public health system incorporated a grey water system serving all WC’s and the garden irrigation system.

All en-suite bathrooms incorporated hot and cold water and drainage to and from the sanitaryware including hand douches and drainage built into the bunded floors. The BMS was installed to control all systems including an interface with a dedicated Mesh AV system, which utilised local AV “tablets” in each room as the primary control point for users.
